The Graphic Lofts are a 2 building modular and new construction community in the heart of Charlestown. 

This LEED Gold certified residential complex includes 171 luxury apartments in 2 buildings and 5,723 sf of ground-floor retail space leased to Foundation Kitchen, a cafe, wine bar, and shared commercial kitchen. 

Building 32 is a 3-story adaptive reuse of an existing 50,000 sf, 3-story masonry building (the former Graphic Arts Finishers Building) into 46 multifamily units. Building 34 is the construction of a new 136,000 sf, 5-story modular wood framed, residential mid-rise over a steel framed podium level garage. The modular building has 125 units constructed with 128 modular boxes. 

VDC/BIM was utilized to facilitate the coordination of modular construction, with extra emphasis on coordination of MEP/FP systems for both projects and for site logistics planning. The use of VDC/BIM was essential to delivering an adaptive reuse and modular project smoothly.

The existing 3-story chimney stack was carefully maintained during construction and was one of the characterizing features of the building. 

The community is in the Sullivan Square neighborhood, which is currently undergoing a major transformational redevelopment. The Graphic Lofts are adjacent to the Sullivan Square T, streamlining access to Boston and Cambridge.
